Whats Included In Our Plan Packages
-Floor Plans: in 1/4 scale, have the dimensions of rooms, doors, windows, stairways, and other details needed to build the home, may include some elec.
-Exterior Elevations: scale views of the front, rear and both sides of your home. The home elevations show exterior materials, details, and all necessary measurements.
-Foundation Plan: show footings and all load-bearing points applicable to your home, including all necessary notation and dimensions.
-Wall Section: detailed views of your exterior walls, as sliced through from top to bottom. These drawings clarify exterior wall construction insulation, flooring, and roofing details of the house.
-Cross Section: show a detailed, full cross-sectional view through the entire house as if the house was cut from top to bottom.
-Roof Plan: information needed to construct the roof for your home.
-Materials List: gives the quantity, dimensions, and specifications for the major materials needed to build your home. (framing lumber, windows, & doors only)
Architectural and Engineering Seals

Some cities and states are now requiring that a licensed architect or engineer review and "seal" a blueprint, or officially approve it, prior to construction, due to concerns over energy costs, safety, and other factors. Prior to application for a building permit or the start of actual construction, we strongly advise that you consult your local building official, who can tell you if such a review is required.
Local Building Codes and Zoning Requirements

Your plan may need to be modified to comply with local requirements regarding snow loads, energy codes, soil and seismic conditions, and a wide range of other matters. In addition, you may need to obtain permits or inspections from local governments before and during the course of construction.

OTHER COST VARIABLES: The shape of the outside perimeter is an important consideration in estimating the total construction cost. Generally, the more complex the shape, the more expensive the structure per square foot of floor area. The shape classification of multiple story or split-level homes is based on the outline formed by the outer most exterior walls, including the garage area, regardless of the varying level. Most structures have 4, 6, 8 or 10 corners. Small insets not requiring a change in the roof shape can be ignored when determining the shape. Larger buildings cost more than smaller buildings but larger buildings generally cost less per square foot than smaller buildings. Single-family homes vary widely in quality, and quality of construction is a major cost variable. Homes built in housing tracts by merchant builders and homes built in suburban (but not remote) areas tend to cost less than custom homes built in well-developed metropolitan areas.
